Terms of service
Plain terms for a small business, written to be read. Using this site or signing up means you agree to them.
Last updated 16 August 2026.
What you are buying
A weekly list of building permits, taken from records the cities themselves publish, sorted by the trade the work is likely to pay. You see them on a page you sign into, and we email you on Monday to say what is new. There is no file to download.
The free leads
15 leads, or every lead we hold for your trade in your counties if that is fewer than 15. They are set aside for you when you sign up, they do not expire, and they stay in your account whether you ever pay or not. No card is asked for.
Price and payment
$60 a month for one trade, or $90 a month for all ten. Payment is taken monthly by Stripe on the day you subscribe, and it repeats until you cancel.
Cancel any time, from your account page or by emailing us. Cancelling stops the next payment; the month you have already paid for runs to the end. We do not automatically refund part of a month — if something has gone wrong, email and we will sort it out.
If a payment fails, every lead already in your account stays there while Stripe retries the card. New leads pause until the payment goes through — losing a card is not a reason to lose the work you are already chasing.
What the leads are, and what they are not
A permit is a job somebody has been given permission to do. It is not a promise that the work will happen, that it has not already been awarded, or that the owner wants to hear from you.
The details — address, description, declared job value — are copied from the city's own record as published. The declared value is the applicant's own figure, not an estimate, a quote or a valuation. Cities leave fields blank, spell things inconsistently and correct records after the fact, and we pass on what they publish rather than inventing what is missing. Check anything you are going to rely on.
What you may do with them
Use the leads to win work for your own business. Do not resell them, pass them to a lead broker, republish them as a list, or share your sign-in with another business. One account is one business.
No exclusivity
Another contractor in your trade and area may be subscribed and may receive the same leads. We do not claim exclusivity anywhere on this site, because we could not honour it. Ask if you want an exclusive area quoted properly.
Switching an account off
We may suspend an account for a chargeback, for reselling the leads, or for abuse of the free trial. If we do, we will say why.
What we do not promise
This is one person running a small server. The site and the weekly email are provided as they are, without a guarantee of uptime or of a particular number of leads in any week — the volumes shown on this site are what the cities actually issued in the last 30 days, and next month's may be higher or lower. Nothing here is legal, financial or professional advice.
To the extent the law allows, our liability for anything arising out of this service is limited to the amount you have paid us in the month it arose in.
Changes
If these terms change, the date at the top changes and customers are emailed. Continuing to use the service after that means the new terms apply.
Where this is governed
Michigan law.
